Summary/Mission Statement:

 

LandArch Studios, P.L.L.C. is a full service Landscape Architectural and Land Planning Firm committed to providing its clients with a sustainable native twist to the built environment, whereas sustainability is defined as the design, construction and maintenance with practices that meet the needs of the present without compromising the ability of future generations to meet their own needs. The firm is intent on providing design and consultation services for outdoor spaces so they are not only functional but also beautiful and harmonious with the natural environment. The “twist” consists of the integration of the Sustainable Site’s Initiative concepts in conjunction with Smart Growth ideas to traditional landscape and land planning practices.

Typical Services:

 

  1. Site Inventory and Analysis:
    typical work consists of desktop inventory and analysis of a site through gathering publicly available data sets from available resources including aerial photography, GIS data sets and USGS topographical maps. Additionally, field inventory may be warranted to supplement the initial desktop inventory and analysis. In depth inventory and analysis is typically done in conjunction with other professionals, including but not limited to Engineers, Surveyors, Ecologists, Wetland Delineation Experts, etc.
  2. Program Development:
    typical work consists of working with the clients needs, wants and/or desires; program elements are developed which balance the clients intent compared to that permitted by the municipality and/or other regulatory agencies.
  3. Master Planning:
    typical work includes utilizing the program elements in a conceptual overall plan in order to understand how they relate to one another and how they are connected via the flow of the design.
  4. Construction Documentation:
    typical work consists of preparation of plans and documents for bidding and construction, including, but not limited to site layout, grading, drainage, etc. Depending on the scope of a project, close work with an engineer is typical to supplement and prepare documentation including, but not limited to stormwater facilities, septic systems, etc.
  5. Municipal Review:
    typical work includes review of Municipal and County policy documents; Zoning Law, Comprehensive Plans, etc. Then applying the policy documents to the program elements of the Proposed Action.
  6. Municipal Approvals:
    typical work consists of preparation of applicable plans, applications and documents for submittal to the appropriate reviewing entity.
  7. Regulatory Agency Review and Approvals:
    typical work consists of the preparation of applicable plans, applications, SEQRA forms, and documents for submittal to the appropriate reviewing entity, including but not limited to local Planning and Zoning Boards, NYSDEC, ACOE, etc.. Depending on the scope of a project, close work with an engineer is typical to supplement and prepare documentation including, but not limited to stormwater facilities, septic systems, etc.
  8. Visual Impact Analysis:
    typical work consists of analyzing pictorial inventory of the project site, aerial photography, and proposed site plan and then compiling the collected information into narrative discussion with supporting appendices.
  9. Fiscal Impact Analysis:
    typical work consists of analyzing pictorial inventory of the project site, aerial photography, and proposed site plan and then compiling the collected information into narrative discussion with supporting appendices.
  10. Presentation Graphics:
    typical work consists of the preparation of a variety of sketches, plans, etc. for use in presentation to the appropriate regulatory agency or for a clients promotional material.
  11. 3D Modeling/Visualization:
    typical work consists of 3D modeling to portray the intent of a proposed project. Detailed photorealistic renderings or non photorealistic renderings can be produced for regulatory agency review or a clients promotional material.
  12. GIS Mapping:
    typical work includes gathering of GIS data sets publicly available relevant to the project, conducting field inventory as needed to develop additional data sets, and then combining the data into various maps.
  13. Desktop Publishing:
    typical work consists of assembling information from any number of the aforementioned tasks into a cohesive attractive document.
  14. CAD Drafting Services:
    typical work consists of utilizing appropriate office standards to develop plans for others as needed to supplement their in-house drafting team or act as their in-house drafting team.

Pricing:

 

The following pricing is available to clients at direct hourly compensation for design and consultation related to detailed landscape architecture and land planning. Depending on the scope of work a fixed rate contract may be utilized, give us a call to discuss your project. The typical fee schedule is as follows:

  • Registered Landscape Architect: $95.00
  • CAD Technician: $55.00
  • Administrative Support: $35.00

Expenses outside the above listed hourly rates and incurred on behalf of the client shall be itemized and billed accordingly with the addition of a small service charge. Typical expenses likely to be incurred are as follows:

  • Auto Expense: current standard mileage rate according to the IRS, plus tolls & parking
  • Hotel, Air Travel, Meals, Etc: cost plus ten (10) percent
  • USPS, UPS, Federal Express : cost plus ten (10) percent
  • Printing and copies: cost plus ten (10) percent

In an effort to guarantee payment in a timely manner, terms and conditions will be added to the billing as follows:

  • A service charge of two (2) percent shall be applied to account balances not paid thirty (30) days after rendering the statement. An additional two (2) percent shall be added for each consecutive thirty (30) day period.
  • Accounts sixty (60) days past due will be notified and work will cease until payment is received.
  • Accounts ninety (90) days past due will be referred for collection.
